Cuckoo Hill, Bruton
REVISED DESIGN PROPOSALS
Introduction and background information
Backhouse, a medium housebuilder based in Wiltshire, are delighted to have recently acquired the site at Cuckoo Hill, Bruton, from Strongvox Homes.
As you may be aware, the site already benefits from detailed planning permission (planning application reference: 24/01651/FUL) for 49 homes as granted in July 2025. We will now be developing and delivering the site, providing much needed new homes and affordable homes in Somerset. Because we are a bespoke and design-led housebuilder, we need to make some minor revisions in order to incorporate our house types into the scheme. To do this we will be submitting a ‘variation of condition’ application, to substitute some of the approved planning drawings submitted with the original planning application with our own.
We have had positive discussions with the planning team at Somerset Council and have signed a planning performance agreement with them, to ensure a smooth, efficient, and collaborative process. We have also had informal discussions with the Town Council and these are ongoing.
Proposed Drawings
The drawings are in draft and are still being finalised, and we include some of them for your review below.
As you can see from the below image which includes a comparison of the approved and proposed scheme, the changes to the original scheme we are seeking are minimal.

Conclusion
We are planning to submit the variation of condition application to Somerset Council in the coming weeks, and would welcome any comments you have on our draft proposals.
